Auction Rules

1. Auction beginning price $399k

2. Submitted bids shall contain the following provisions:

• Bid or “offer price” shall be at least the auction beginning price
• Offer shall be signed by all purchasers or there duly represented agent (proof of agency to be attached if signer is represented).
• The name of the seller is “Robert Sadowski Trustee of the John M. Walker Living Trust (Dec. 20, 2018)”
• Prequalification letter from financing institution for at least the bid amount or evidence of sufficient funds shall be submitted with the bid/offer.
• Signed offer to purchase with a “time to accept” date no earlier than 10/18/2021
• All submissions shall include a closing date to occur no later than 11/18/2021
• Earnest money amount of a minimum of 1.5% of the bid amount to be delivered to title company no later than 48 hours after acceptance of bid.
• Title company to handle closing shall be First American Title Insurance Company, 50 E. 100 S. Suite 100
• Seller shall not contribute to buyer’s closing costs
• Seller shall pay no more than 1.5% of buyer’s real estate agent commission;
• Buyer or Buyer’s agent shall deliver to Wealth and Estate Law Group 217 W. Tabernacle Street St. George, all earnest money within 24 hours of the due diligence deadline and will be forfeit if the buyer fails to purchase the property.
• Buyer obligation to purchase is not conditioned upon buyer obtaining financing or the property not appraising for the bid amount.

3. Seller shall update the highest bid on this website by 5:00 pm each day except for Sunday in which case the highest bid shall be updated on Monday by 5:00 pm.

4. At the end of the bidding period, Seller shall accept a bid and will update this website with a notification that a seller has been selected.
